This will be an opportunity to leave them your contact details (cell phone number and email address), as well as a copy of your keys. Your contact details are essential if you wish to be informed by email by the Conseil syndical of alerts, news about the Residence and updates to the sections of this site.

Moving in and moving out
Co-owners, please inform your future tenants about the lavigie-info.fr website. There they will find all the information they need to settle in at La Vigie. Thank you.

For all moves in or out, the caretaker must be notified 48 hours in advance so that the large elevator can be covered. The small elevator must remain free.
Residents must protect the landing. In case of dirt, they must ensure that it is cleaned up.
The key to the park?
Currently, move-ins, move-outs, and large deliveries are made exclusively through the Parc de Lattre de Tassigny entrances.
Given the implementation of access restrictions at La Vigie, you must obtain a key in advance to access our service entrances through the park. This key is available at the town hall's “Service de la Voirie” (road maintenance department), which can be accessed via a footbridge at the end of Rue Molière. You will be given a key and a document to give to the driver, who must display it visibly on their dashboard.
Please ensure that your vehicle is parked in such a way that it does not obstruct pedestrians or damage flower beds. Thank you.

However, depending on what you are having delivered, please consider and check that it can also be brought in via the pedestrian entrance at sidewalk level (56 rue V-Hugo) and then via the parking lot on level -2 and the airlocks on level -2.
In any case, do not hesitate to ask the caretakers to avoid any last-minute surprises.

-
As soon as you arrive, report to the lodge. The caretakers will tell you everything you need to know about the residence. They will allocate you a mailbox with a model label and take your contact details (cell phone number and e-mail address), as well as a copy of your keys. The lodge is secure, and residents' keys are kept in a secure cupboard. See the janitor key release form
-
With your agreement, the caretaker will forward your e-mail address to the President of the Conseil Syndical, so that you can receive regular information..

Landing
They must not be obstructed by anything. Bicycles and strollers may be stored in a room on level -2 (Règlt.Coprop.art.11).
Balconies/gardens
Do not use them for storage or laundry. Flower boxes must be fixed indoors. Do not throw anything outside. (Règlt. Coprop.art.10)
The municipality of Courbevoie strictly prohibits feeding pigeons.
Private works
Prior information
Please inform your neighbors of the work you intend to carry out, its noise level and duration. You can obtain the appropriate form from your janitor or download it from the website. Once you've filled in the form, hand it in to the janitors so that it can be posted in the main elevator of the building concerned.
This notice will be posted for 1 week in your building's main elevator and on site (construction site) until the work is completed. We would also ask you to post the Vigie rules for the information of workers on your site. In the event of particularly noisy or lengthy works, please also use the contact form on this site to notify the Conseil Syndical, which will pass on the information to its e-mail alerts.

Working hours
Below you'll find a list of times when work can be carried out in a condominium, distinguishing between major and minor DIY projects. If your work is to be carried out in the building's common areas, you need to obtain authorization from the condominium manager through a vote at the general assembly
Work can be carried out :
Monday to Friday, 8am to 12pm and 2.30pm to 7pm
Saturday from 9:00 am to 12:00 pm, then from 3:00 pm to 7:00 pm

To find out more about this subject, and in particular the installation of air-conditioning units, Internet or fiber optic cables, and to avoid incurring liability by having to restore your property to its original state, please refer to the condominium rules and regulations, as well as to the chapter entitled "Private works" on the "PRACTICAL INFORMATION" page of the lavigie-info.fr website.

You'll also find here under a WORK note in PDF format that you can make available to workers on your site.
Water meters reading

The annual meter reading date is displayed. Access to the apartment is imperative unless you take the reading via www.lavigie-info.fr/relevé or manually to communicate it to the janitor. A flat-rate fee will be charged for failure to communicate your consumption for the year ending September 30.

Visitor parking lot access
Visitor parking lots on levels -2 and-3 are strictly reserved for guests of Vigie residents and may not be used on a permanent basis by residents who do not have their own parking lot within the condominium. Please indicate the resident's name on the guest's windscreen. Please note that visitor parking spaces on levels -2 and -3 may not be used for more than 24 hours.
Co-owner parking spaces
A parking space is a covered area, attached to one or more residential buildings, where motor vehicles and their trailers can be stored off the public highway, to the exclusion of any other activity.
Turning your parking space into a storage area or cellar is therefore impossible under the law, since the storage of goods (cardboard boxes, tires, car fluids, etc.) presents a fire hazard and therefore a danger to people.
(article 78 of the decree of 31/01/1986 on fire protection in residential buildings).

Garbage room
This room is strictly reserved for the deposit of hermetically sealed household refuse and other waste as specified on the Waste management page. This excludes the deposit of any bulky items, and nothing else may be stored there.
Please respect selective sorting. Cardboard boxes should be folded and stored in a corner of the room. Bubble wrap should be rolled and tied. Do not completely invade the premises.
Please note that access to garbage areas is monitored by video surveillance.

Bulky goods
These must be deposited directly on the sidewalk after 7:00 p.m. on Tuesday evenings, but Courbevoie gives you the option of making an appointment with its various services.

Furnished tourist rentals
The General Assembly of April 30, 2021 decided to :
-
to classify the commercial activity of furnished tourist rental as contrary to the "habitation bourgeoise" clause stipulated in the co-ownership regulations
-
that non-commercial furnished tourist rental, although contrary to the purpose of the residence, be exceptionally authorized up to a limit of 120 calendar days per year, notwithstanding any other current or future legal provision reducing this limit.

Vidéo-Surveillance
The residence La Vigie is a private space placed under video surveillance by the syndicat des copropriétaires for the safety of people and property. To exercise your rights to information technology and civil liberties, in particular your right of access to images concerning you, or for any information about this system, you can contact the syndicate by writing to contact@lavigie-info.fr.

Communal living
Promptly clean common areas that have become soiled by accident.
If you lose your entrance or parking badges, inform the janitor.
Check that doors (entrance, cellar, parking lot, etc.) are properly closed after each use.
It also means respecting the neighborhood, by avoiding all forms of noise at certain times of day.
Noise poillution
The rule
No particular noise should, by its duration, repetition or intensity, be harmful to the peace and quiet or to human health.
(Art.R 1336-5 of the French Public Health Code) Daytime or night-time disturbance (Art.R 623-2 of the French Penal Code) is punishable by a fixed fine.
Steps to take
1) Try to meet your neighbor to resolve the problem amicably; if no solution is possible, you can contact a conciliator of justice (contact the town hall).
2) Contact the Syndic, who will remind you of the condominium bylaws. If the troublemaker is a tenant, he may inform his landlord, who is answerable to him.
3) If the noise persists, send a simple letter...and if necessary, a registered letter.
4) Call the police, who can issue a fine:
call 17 for police secours
or the police station: 01 41 16 85 00
5) Contact a bailiff to have the noise nuisance recorded".

But living together at LA VIGIE also means informal get-togethers, advertised on this site, by e-mail and posted, to which you are all invited, to get to know each other better and foster good relations: Fête des Voisins, Beaujolais, Galette...
Your Conseil syndical is at your disposal to answer all your questions and listen to all your suggestions.
All these subjects are developed in INFOS PRATIQUES
